The time has come to strongly consider putting your property up for sale. What are the steps you need to take to ensure a smooth transaction process? I’ll help guide you through the selling process. Allow me to help you get the house ready to maximize your return, find reliable buyers, and negotiate a price that meets your financial interests while ensuring a fast and efficient transaction.
Step 1:Â Hire a Realtor - ideally me :)
Step 2: Â Time to Declutter and Stage - also known as "pre-moving"
Step 3:Â Â Conduct a Pre-Market Inspection (this is optional but not a bad idea)
Step 4: Â Repair Time - do all those little things you've been putting off for years
Step 5:Â Deep Clean
Step 6: Â Professional Photography - the house should look like no one lives there
Step 7:Â I will be Pre-Market Your Home
Step 8: Â My Property is Live in the MLS. Now What?
Step 9: Â Putting Your Listings on Zillow, Trulia, and every website imaginable
Step 10: Â Time for Showings. Now what?
Step 11: Â The First Week Your Home Is On the Market
Step 12:  We’ve Received an Offer. What Does It Mean?
Step 13:  We Couldn’t Come to An Agreement (this step may not apply to your transaction)
Step 14: Â We Have an Accepted Offer. Now what?
Step 15: Â The Home Inspection
Step 16: Â The Appraisal
Step 17: Â Schedule the Closing Date On Your Calendar - time and location TBD
Step 18: Â Hire Movers and Start Packing

Step 21:Â Hire a Cleaning Person (optional but nice - property must be broom swept clean)
Step 22: Â Mortgage Approval and Clear to Close (final hurdle)
Step 23:Â Â The Final Walk Through - all repairs should be done one week prior to this
Step 24: Â Closing Day - deposit the check!
